For simplicity, cost and sustainability, we retained the existing toilet and its location, with other sustainable elements incorporated, including the use of reclaimed materials for the floor tile, medicine cabinet, light fixture, and faucet. With a comprehensive redesign, which included the removal of the chimney and old radiator, the goal was to create a more pleasing and functional bath. We relocated the shower to the former tub area and placed a soaking tub in an easily accessible and open location. The clients wanted a full renovation to restore privacy and incorporate a modern craftsmen vibe to work in concert with the 1920’s-era home. The integrated shower and soaking tub area was cleverly designed to maximize the useable footprint and to bring in more natural light through the newly installed windows and skylight. The result is a 2-story cottage with 2 bedrooms and 1½ bathrooms, and an up-to-date open main floor with a full modern kitchen. Active and in his twenties, part of the design called for a flex room where he could work out, store his bikes, perform maintenance on them, and also hang out and use the space for indoor/outdoor access. The second floor, while compact, is functional and filled with light, with plenty of room for cooking, dining and relaxing. The bedroom and bath are spacious and provide ample storage. A compact footprint required careful planning to fit an island, gain much-needed pantry space, and allow for a 36-inch refrigerator. As part of the redesign, the opening between the kitchen and the sunroom was reduced from six to five feet, which gave a workable solution for a pantry cabinet and the larger fridge, but did not substantially change the connection between the rooms. By eliminating the peninsula, we were able to add a large, multi-functional island, and better integrate the family den with the kitchen. It also allows more freedom of movement around the fridge and range in their new locations. We worked with our cabinet designer to optimize functionality and aesthetics, adding much needed storage and choosing cabinets with a rich green hue to contrast with the white quartz countertops and white tiles for a fresh look. A generous island was incorporated for cooking and informal dining, and a walk-in pantry was added for ample storage. The outdated carpet and vinyl flooring were replaced with warm wood flooring, elevating the overall aesthetic. The addition of a spacious kitchen open to the conservatory provides a seamless transition between indoor and outdoor living.
